State Bank of the Lakes, a national bank with $2.5 billion in assets, makes large home loans in small numbers, spread across 12 states.
Its typical loan was $575,000, against $175,000 at similar lenders (national banks making between half and twice as many loans), larger than nine in ten of them. Some 30.8% were jumbo loans (larger than the conforming limit), against 2.6% at similar lenders. Both figures fell from 2024, when the typical loan was $885,000.
Its 98 loans reached 25 metros. In 2025 it lent for the first time in Seattle-Tacoma-Bellevue, Raleigh-Cary and Salinas. Its shares everywhere are tiny; in Madison it holds 0.2%, ranking 63 of 380. Whether its distant loans follow existing customers, the data do not say.
Loans rose 31% in 2025, faster than about three-quarters of similar lenders, whose typical growth was 7%. Its record swings: 108 loans in 2022, 32 in 2023. Purchases made up 76.5% of its lending.
Some 17.3% of its loans went to majority-minority neighborhoods, against 6.6% at similar lenders, more than about two-thirds of them. Its share to low- and moderate-income borrowers, 19.3%, sits a little below the middle; large loans may account for that.
