Sharon Bank, a small savings bank near Philadelphia, lends mostly to refinance and makes far more of its loans in majority-minority neighborhoods than most peers.
Refinancing made up 53.7% of its 41 loans in 2025 and purchases 34.1%. Its loans rose 58%, faster than about nine in ten similar lenders, savings institutions making between half and twice as many loans. The typical peer did not grow at all. With so few loans, a few deals either way move these figures.

It made 79 loans in 2018, and filed no report for 2020 to 2022, so those years are gaps rather than years without lending. The 2025 total is its highest since 2018.
