Ocean Bank, a $7.4 billion Miami bank, makes only a few dozen home loans a year, but they are very large: its typical loan in 2025 was $1.6 million.
Its typical loan was nearly ten times the $165,000 at similar lenders (state non-member banks making between half and twice as many loans), larger than at almost all of them. Jumbo loans (larger than the conforming limit) made up 66.7% of its lending, against 1.8% at the typical peer. Its typical loan was $840,000 five years earlier, so its loans have grown larger.
None of its 38 loans went to low- or moderate-income borrowers, the same as a year and five years earlier. Loans of this size may seldom suit such households, which could account for the pattern.

It has lent in Miami-Fort Lauderdale-West Palm Beach since at least 1990. Its loans rose 19%, from 32 to 38, faster than about seven in ten peers. With so few loans, a handful either way changes its figures a good deal.
