Murphy Bank, a Fresno bank, is a manufactured-home lender: 97.9% of its loans in 2025 were on manufactured homes, against 3.1% at similar lenders.
Almost all its loans were on manufactured homes, a higher share than at any of its peers, state non-member banks making between half and twice as many loans. Purchases made up 88.7% of its lending. It spreads them across 12 California metros; in San Luis Obispo-Paso Robles, its largest, it ranks 48 of 312 lenders with a steady 0.3% share.
Its loans rose 43% to 97 in 2025, while similar lenders grew 9%, faster than nearly nine in ten of them. That followed a fall from 154 loans in 2021 to 54 in 2023. Its typical rate climbed from 5.65% in 2020 to 8.60% in 2024, and dearer credit may have deterred buyers of manufactured homes.
Its typical rate was 7.95%, against 7.00% at similar lenders, higher than at nearly nine in ten of them. Its purchase applications were turned down more often too: 14.8%, against 8.7% at the 26 peers with a rate. Its specialty may account for both, since loans on manufactured homes are generally priced higher and turned down more often than other mortgages.
Some 36.1% of its loans went to majority-minority neighborhoods, against 6.2% at similar lenders. Its share of loans to low- and moderate-income borrowers, 19.6%, was below the peer figure of 27.3%; it was 32.4% a year earlier, so it moves a lot. Its typical loan also grew, from $120,000 to $195,000, and larger loans may go to borrowers with higher incomes.
