Our analysis, 2025
MainStreet Bank makes few mortgages but large ones: its typical loan was $1.2 million in 2025, against $175,000 at similar banks.
Its 63 loans were close to the 69 made by similar lenders, meaning state member banks making between half and twice as many loans. But it lent $82.3 million, against their $21.7 million. Home purchases made up 77.8% of its loans.
None of its loans went to low- and moderate-income (LMI) borrowers, against 25.8% at similar banks, and poorer neighborhoods (LMI tracts) took 4.8%, against 17.7%. Loans of $1.2 million rarely fit the incomes that define LMI, which could account for both. Whether borrower incomes are recorded on these loans at all is a fair question.
Majority-minority neighborhoods took 23.8% of its loans, against 6.9% at similar banks, higher than about four in five of them. Its largest market is Washington-Arlington-Alexandria, which may explain much of that.
Its loans have fallen from 180 in 2018 to 63, and fell 10% in 2025 while similar banks grew 8%. The figures do not say why; the bank may have chosen to concentrate on fewer, larger loans. It entered Staunton-Stuarts Draft in 2025, taking 0.3% of that market, and its Winchester share rose from 0.0% to 0.2%.
