Health Advantage Federal Credit Union is a small Saginaw lender whose mortgage book has shrunk to 70 loans, about a third of its 2020 level, while the market grew.
Its loans fell 20% in 2025, from 87 to 70. Similar lenders (credit unions making between half and twice as many loans) grew 7%, and the whole market 10%. Only about one in seven of those peers shrank faster. The decline is not new: it made 228 loans in 2020.
Of its borrowers, 39.7% had low or moderate incomes (LMI), against 30.9% at the typical similar lender, a higher share than at about three in four of them. Five years earlier the share was 24.8%. Its loans are small, typically $80,000 against $95,000 for peers, which fits a book in which home improvement makes up 25.7% of lending.
Saginaw is its largest market, and it has lent there since at least 1990. Its share of mortgage dollars slipped to 1.1% from 1.7%, ranking it 24 of 212 lenders; Frankenmuth Credit Union leads. The fall matches its own drop in volume, and for a lender this size a handful of loans moves the share either way.
Its typical rate was 6.25%, against 6.75% for similar lenders, lower than at about four in five of them. All its loans were conventional, with no government backing.
