First National Bank of Scotia made fewer loans in 2025 but much bigger ones, and the dollars it lent rose from $28.9 million to $38.3 million.
Its loans fell 5%, to 136, while similar lenders (national banks making between half and twice as many loans) grew 6%. Its typical loan jumped from $165,000 to $235,000, above the $182,500 at its peers. On so few loans, a handful of large ones can move both figures.
It has lent in Albany-Schenectady-Troy, NY since at least 1990 and ranks 33 of 265 lenders there. Its share edged up from 0.7% to 0.8%; SEFCU Services and Homestead Funding lead the market. In Glens Falls, NY its share rose from 0.1% to 0.3%.
Its share of loans in low- and moderate-income (LMI) neighborhoods rose to 19.3%, about double the 9.6% of five years earlier and higher than at about six in ten similar lenders. LMI borrowers took 28.6% of its loans, down from 44.2% a year before. On 136 loans, a few loans move that share a long way.
