First Kentucky Bank, a purchase lender that first filed a report in 2024, made 20% more loans in 2025, faster growth than at most similar banks.
Its loans rose to 130 from 108. Similar lenders (state non-member banks making between half and twice as many loans) grew 9%, and the market as a whole 10%; it grew faster than about two in three of them. With only two years reported, there is no longer record to compare.
Home purchases made up 63.8% of its loans, and all were conventional. Its typical loan was $135,000, against $175,000 at similar lenders. Manufactured homes were 6.9% of its lending, against 3.0% at peers, which may account for part of the smaller size.
Non-metro Kentucky is its largest market, where it ranks 77 of 537 lenders. In Paducah it ranks 34 of 164, with 0.5% of lending; The Paducah Bank and Trust Company leads there.
Low- and moderate-income (LMI) borrowers took 21.1% of its loans, against 27.8% at similar lenders, a lower share than at about seven in ten. Its focus on purchases in non-metro markets is one possible reason; the incomes of the counties it serves are another.
