Farmers State Bank makes a third of its loans in poorer neighborhoods, and its lending rose 25% in 2025, faster than at most similar lenders.
It made 141 loans, up from 113, while similar lenders (state non-member banks making between half and twice as many loans) rose 9% and the whole market 10%. Its growth was higher than at about three in four of them. It made 254 loans in 2020, so 2025 recovers only part of the fall.
Purchases made up 65.2% of its loans and refinances 22.7%, all conventional. Its typical loan, $175,000, matched similar lenders'.
Low- and moderate-income (LMI) neighborhoods took 33.3% of its loans, against 17.4% at similar lenders, more than at over four in five. LMI borrowers took 22.7%, against 28.1%, which may reflect the incomes of people in the counties it serves. It made no loans in majority-minority areas, which may reflect the 20 counties in which it lends.
In St. Joseph, where it has lent since at least 1990, it ranked 13 of 186 lenders with 1.6%, up from 1.4%. Fairway Independent Mortgage and PrimeLending led. It first lent in Lawrence in 2025.
