Credit Union of New Jersey, a Federal Credit Union, lends mostly to fix up homes, and more of its loans go to low- and moderate-income (LMI) borrowers than at nearly all similar lenders.
A home-improvement lender
Home improvement made up 76.7% of its loans, and other purposes 19.5%. Purchases and refinances barely register. Its typical loan was $85,000, against $105,000 at similar lenders (credit unions making between half and twice as many loans).
Poorer borrowers, diverse neighborhoods
LMI borrowers took 47.5% of its loans, against 27.6% at the typical similar lender. Majority-minority neighborhoods took 38.9%, about three times peers' 12.8%.
Pricier loans, and a reason
Of its loans, 18.8% were higher-priced (a rate well above the average for similar loans), against 1.9% at similar lenders. Its typical rate was 7.99%. Home-improvement and other-purpose loans, nearly all of what it makes, are often priced above first mortgages, which could account for most of the difference.
Down from a big 2024
Originations fell 33%, from 392 to 262, while similar lenders grew 6%. The 2024 total looks like the outlier: it made 183 loans in 2023. Its share of Trenton-Princeton, NJ fell from 0.7% to 0.4%, in line with the drop.
Similar lenders: same lender type, originations between half and twice the lender's in the data year.
