Champion Credit Union makes far bigger loans than similar credit unions, mostly to home buyers, but it is making fewer of them: 138 in 2025, down 9% on 2024.
Home purchases made up 83.3% of its loans. Its typical loan was $335,000, against $105,000 at similar lenders (credit unions making between half and twice as many loans), higher than at nearly all of them. Its typical rate, 5.50%, was lower than at nearly all peers, whose typical rate was 6.75%.
It made 594 loans in 2020 and fewer in every year since. In 2025 its count fell 9% while peers' rose 9%. The 2020 peak may reflect refinancing, when its typical rate was 3.25%; in 2025 refinances were only 11.6% of its loans.
Low- and moderate-income (LMI) borrowers took 10.1% of its loans, against 29.0% at peers. It made no loans in majority-minority areas. Its larger purchase loans may be one reason, and the counties it serves another. Its denial rate on home-purchase applications for owner-occupied homes was 1.8%, lower than peers' 13.2%.
In Asheville it ranked 37 of 422 lenders, with 0.4% of the market, down from 1.0%. Much of that may come from very large loans by the market leader, Berkadia Commercial Mortgage ($1.74B), which enlarged the market. Its own smaller count may be another part.
