Bank of Botetourt, a Virginia state bank and a top-ten lender in Roanoke, makes bigger loans than almost any bank like it: its typical loan reached $315,000 in 2025.
Its typical loan rose to $315,000 from $215,000 a year earlier, larger than at more than nine in ten similar lenders (state non-member banks making between half and twice as many loans), where it is $175,000. Jumbo loans (larger than the conforming limit) were 4.7% of its lending, against 1.4% at similar lenders, though down from 18.1% in 2020.
It made 177 loans, down 22% from 226, while similar lenders grew 10%. That returns it to the range of 144 to 176 loans a year it made from 2018 to 2021, after 264 in 2022 and 289 in 2023.
Roanoke, VA, has been its largest market since at least 1990. It ranks 10 of 346 lenders there, with 2.7% of lending, against 3.6% a year earlier. Its own fall in loans could account for the drop.
