PHH Mortgage buys far more loans than it makes: it bought 51,444 loans in 2025, while its own originations rose 60% to 7,655.
It reported 51,444 purchased loans, up from 47,093 the year before and 20,316 five years earlier, while the typical similar lender (independent non-bank lenders making between half and twice as many loans) bought none. Its own originations, counted separately, were 7,655.
Originations rose 60% from 4,770, against 14% for similar lenders and 10% for the whole market, faster than more than four in five of them. Refinancing made up 83.0% of its lending, home purchases 11.8% and home improvement 5.2%.
It made 48.0% of its loans to LMI (low- and moderate-income) borrowers, against 29.9%, more than about nine in ten similar lenders. FHA loans (insured by the Federal Housing Administration) were 33.6%, against 25.1%, and VA loans (guaranteed by the Department of Veterans Affairs) 16.3%, against 7.8%. Its typical rate, 6.25%, was lower than more than four in five similar lenders'.
It has reported since 1990 and lends in all 50 states, but its own originations are thinly spread: it ranked 123 of 757 in Washington-Arlington-Alexandria and 139 of 902 in Chicago-Naperville-Elgin.
