Zillow Home Loans is a purchase lender that grew 53% in 2025, faster than nearly nine in ten similar lenders, and has more than doubled its loans in five years.
Purchases were 99.4% of its 2025 loans. It made 14,357 loans, up 53% from 9,372, while similar lenders (independent non-bank lenders making between half and twice as many loans) typically grew 15% and the whole market 10%. Five years earlier it made 6,123.
35.0% of its loans went to LMI (low- and moderate-income) borrowers, up from 18.3% five years earlier and higher than about seven in ten peers, whose typical share was 30.0%. Its share in LMI areas rose to 24.3% from 12.9%, against 21.2% for peers.
Conventional loans were 74.0% of the total, against 61.7% for peers. Its typical rate was 6.50%, against 6.62%, and 2.5% of its loans were higher-priced (a rate well above the average for similar loans), against 4.5%. Its purchase denial rate, 7.2%, was near the peers' 7.4%.
It lends in 50 states, and no large market shown gives it more than a small share. In Phoenix-Mesa-Chandler its share fell to 0.4% from 0.6%; one possible reason is that more of its growth came in other markets, since its total loans rose.
