Fairway Independent Mortgage is a home-purchase lender, with 86.3% of its loans for buying a home, that ranks second of 659 lenders in Kansas City and fourth of 879 in Phoenix-Mesa-Chandler.
It made 74,450 loans, about the same as in 2024, while similar lenders (independent non-bank lenders making between half and twice as many loans) grew 19% and the whole market 10%; its growth was among the lowest tenth of them. It made 228,154 loans in 2020, about three times as many. A choice to hold volume, or competition in its main markets, could explain the flat year.
In Kansas City its share rose to 4.7% from 4.5%, second only to CommunityAmerica Federal Credit Union and ahead of Rocket Mortgage. In Phoenix-Mesa-Chandler it fell to 2.4% from 2.6%, fourth behind United Wholesale Mortgage, Rocket Mortgage and Desert Financial Credit Union. It has lent in both markets since 2008.
31.1% of its loans went to LMI (low- and moderate-income) borrowers, against 29.5% at similar lenders, higher than at nearly three in four of them, and 1.0% were RHS loans (guaranteed by the Department of Agriculture's Rural Housing Service), against 0.5%. Only 19.1% were in majority-minority areas, against 25.9%, among the lowest tenth; the mix of markets it serves could explain that.
2.9% of its loans were higher-priced (a rate well above the average for similar loans), down from 4.4% and lower than the 4.1% at similar lenders. Its typical rate, 6.62%, matched theirs.
