Magnolia Bank, a Kentucky bank with $515 million in assets, lending in 50 states, is a government-backed loan specialist: its share of VA loans is the highest among similar banks.
Government loans are the business
VA loans (guaranteed by the Department of Veterans Affairs) were 30.6% of its lending, against 1.2% at similar lenders (state non-member banks making between half and twice as many loans), and RHS loans (guaranteed by the Department of Agriculture's Rural Housing Service) 7.9%, against 0.3%: both the highest. FHA loans (insured by the Federal Housing Administration) rose to 25.0% from 16.6%. Conventional loans were only 36.5%, the lowest.
A national reach from a small bank
It lent in 969 counties. At home it ranks 23 of 510 in Louisville, but its share fell to 1.1% from 1.6%; growth outside Kentucky and competition from national lenders such as United Wholesale Mortgage and Rocket Mortgage are possible reasons. It ranks 18 of 438 in non-metro Mississippi.
A flat year
Originations rose 2% to 4,097, lower than about seven in ten peers, whose typical growth was 12%; the whole market grew 10%. It made 12,260 loans in 2020.
Above peers on LMI lending, with low prices
Low- and moderate-income (LMI) borrowers took 31.1% of its loans, higher than about three in four peers, and majority-minority tracts 15.8%, against 10.3%. Only 0.8% of loans were higher-priced (a rate well above the average for similar loans), against 1.5%.
