High Country Bank makes loans about twice the size of similar lenders', mostly refinances, from a base in non-metro Colorado, where it ranks 29 of 626.
Its typical loan of $355,000 is about double the $175,000 of similar lenders (state member banks making between half and twice as many loans) and larger than nearly nine in ten of them. Jumbo loans (larger than the conforming limit) were 5.1% of its lending against 1.5% for peers. Higher home prices in its Colorado markets may be the reason.
Its typical rate was 6.25%, unchanged from a year earlier, against 6.75% for peers, lower than nearly all similar lenders. Its mix of refinances (56.8% of loans) or the products it offers could explain the gap. Its higher-priced share (a rate well above the average for similar loans) is too small a count to read much into.
LMI (low- and moderate-income) borrowers took 21.3% of its loans, against 28.6% for peers, lower than about three in four of them. Its large loans point to higher-cost markets, where fewer such buyers may be able to afford a home, which could explain part of the gap.
It first reported in 2021 with 715 loans; volume fell each year to 173 in 2024 and edged up to 176, a 2% rise against 7% for peers and 10% for the market. Non-metro Colorado remains its largest market.
