Beacon Bank and Trust more than doubled its home lending in 2025, a year in which it merged with three banks and took a new name, so much of that growth may reflect the acquisitions.
Originations rose 110% to 797, against 7% for similar lenders (state member banks making between half and twice as many loans), faster than almost all of them. In 2025 it merged with Bank Rhode Island, Berkshire Bank and PCSB Bank, whose filings count as its own. Its Providence-Warwick share rose from 0.2% to 0.6%, and Worcester from 0.1% to 0.3%.
11.9% of its loans were jumbo (larger than the conforming limit), against 1.7% for similar lenders, though down from 21.2%. 0.1% were higher-priced (a rate well above the average for similar loans), against 2.2%, and its typical rate of 6.75% matched the group's.
9.6% of its loans were in LMI (low- and moderate-income) tracts, against 16.2%, lower than more than nine in ten similar lenders, and down from 13.3% five years ago. Its focus on the Boston area and a lean toward larger loans are possible reasons. Its share in majority-minority tracts, 7.0%, was near the group's.
Home improvement, at 34.5%, was its largest kind of lending, ahead of refinance at 29.5% and home purchase at 24.6%.
