Bank (Wapello, Iowa) is a small home-purchase lender in the Des Moines area whose loans fell by 17% in 2025, a year in which similar lenders and the market both grew.
Shrinking against the tide
It made 133 loans, down from 160. Similar lenders (banks of the same type making between half and twice as many loans) grew by 8%, and the whole market by 10%, so its fall puts it among the lowest tenth of its peers. Home purchases are three-quarters of its lending, so its volume may depend more on local home sales than on refinancing. On a book this small, a handful of deals can move the count.
Many poorer borrowers
Some 55.4% of its loans went to low- and moderate-income (LMI) borrowers, against 27.2% at the typical peer, the highest share in its group. Its share in poorer neighborhoods, 21.4%, is also above its peers' 16.8%. Its typical loan, $185,000, is close to its peers' $175,000, so the borrower share does not come from unusually small loans.
Plain loans at a low rate
Every loan was conventional: it made no loans backed by the federal government and none on manufactured homes. Its typical rate, 6.50%, was lower than at more than four in five similar lenders, whose typical rate was 6.75%.
A small player in Des Moines
It ranks 69 of 396 lenders in the Des Moines market, where GreenState Credit Union leads. Its share slipped from 0.3% to 0.2%, which may reflect its smaller volume in a growing market. Since its 2025 merger with First Trust and Savings Bank, that bank's filings count as its own in the market figures.
Similar lenders: same lender type, originations between half and twice the lender's in the data year.
