Our analysis, 2025
Bank & Trust Company (Litchfield, Illinois) is an Illinois lender of small home loans that grew in step with its peers in 2025, with Springfield as its main market.
It made 174 loans, up 10% from 158. That matched the growth of similar lenders (banks of the same type making between half and twice as many loans) and of the whole market. Two-thirds of its lending is for home purchase.
Its typical loan was $125,000, against $175,000 at the typical peer, smaller than at about four in five similar lenders. It made no jumbo loans (larger than the conforming limit). So although it made more loans than about three in five peers, its $27.2 million in lending was less than most of theirs. Home-improvement and other-purpose loans, 8.0% and 5.2% of its book, may pull the typical size down.
Some 23.0% of its loans were in low- and moderate-income (LMI) neighborhoods, against 17.7% for the typical peer, and 31.0% went to LMI borrowers, against 27.8%. Both shares fell from 2024, when they were 28.5% and 38.7%, but both remain above its peers'. On a book of this size, a shift in where a small number of borrowers live or what they earn could account for the change.
It ranks 25 of 217 lenders in Springfield, where INB leads. Its share there slipped from 1.2% to 1.0%. That may reflect where its new loans went: it gained share in Champaign-Urbana, where it first lent in 2002, and first appeared in non-metro Kentucky in 2025.
