Warshaw Capital, a Connecticut non-bank lender that first reported in 2022, grew faster in 2025 than nine in ten similar lenders: its loans rose 47% to 200.
Similar lenders are independent non-bank lenders making between half and twice as many loans. The typical one shrank by 1%, and the whole market grew 10%. Warshaw Capital had made between 121 and 143 loans a year since it began reporting, so 2025 was its first clear step up.
Of its loans, 30.8% went to low- and moderate-income neighborhoods, against 18.1% at peers, a higher share than at more than four in five of them. Home purchases made up 76.5% of its lending. Its typical loan, $435,000, is larger than at about three-quarters of peers. Loans insured by the Federal Housing Administration were 17.5% of the total, close to the peer figure of 16.0%.
