Union Capital Mortgage, a bank-owned Ohio lender that lives on home purchases, grew faster in 2025 than any of the similar lenders it is compared with.
It made 615 loans in 2025, up 22% from 504. Similar lenders, non-bank subsidiaries of banks making between half and twice as many loans, grew 1%, and the market grew 10%; none of the ten grew faster. It remains at about half its 2020 total of 1,207.
Purchases made up 86.2% of its loans in 2025. Refinancing was just 7.3%, and home improvement 6.5%. Its typical loan was $245,000, a little below the $255,000 of similar lenders.
Loans insured by the Federal Housing Administration (FHA) were 17.9% of its lending, against 8.7% at similar lenders and 7.0% in 2020. Loans guaranteed by the Department of Veterans Affairs (VA) were 6.7%, against 2.8%. Its share of loans to low- and moderate-income borrowers also rose, to 32.6% from 26.4% a year earlier, above the 25.0% of similar lenders.
Cleveland is its biggest market, where it ranks 25 of 577 lenders with 0.9% of the dollars, up from 0.8%. The Huntington National Bank and CrossCountry Mortgage lead there. It has reported since 1997 and ranks 37 of 401 in Akron.
