The City National Bank of Sulphur Springs is a rural Texas lender that makes only conventional loans, a seventh of them for home improvement, and it grew in 2025 at the same pace as its peers.
It made 343 loans in 2025, up 5% on the year. Similar lenders (national banks making between half and twice as many loans) also grew 5%, while the whole market rose 10%. It first reported in 2019 and made 806 loans in 2020; it now lends at well under half that pace.
Home improvement made up 14.3% of its loans, alongside 58.0% for purchases and 22.7% for refinances. Every loan was conventional. Its typical loan was $175,000, against $205,000 at similar lenders, smaller than about two-thirds of them.
Non-metro Texas is its largest market, where it ranks 27 of 831 lenders. It lends in 29 counties across four states, but its markets in cities, from Dallas-Fort Worth-Arlington to Tulsa, take only a sliver of its lending.
Only 7.0% of its loans were in low- and moderate-income (LMI) neighborhoods, against 15.6% at similar lenders, among the lowest tenth. LMI borrowers took 15.9% of its loans, against 26.0%. One possible reason is where it lends: much of its business is in rural counties, which may hold few such neighborhoods.
