Success Lending, an independent mortgage company from Schaumburg, Illinois, grew by 49% in 2025 lending mostly to home buyers, many of them with government-backed loans.
Success Lending first reported in 2023, with 480 loans. In 2025 it made 875, up 49% on the year. Similar lenders (independent non-bank lenders making between half and twice as many loans) grew by 2% and the whole market by 10%, so it grew faster than about nine in ten of its peers. Its loans now reach 35 states.
Home purchases make up 86.4% of its lending. More than a third of its loans, 35.0%, are insured by the Federal Housing Administration (FHA), against 21.6% at the typical similar lender, and 11.0% are guaranteed by the Department of Veterans Affairs (VA). Its typical loan, $275,000, is smaller than its peers' $325,000.
It made 24.2% of its loans in low- and moderate-income (LMI) neighborhoods, more than about four in five similar lenders, whose typical share was 18.1%. A larger share of its borrowers than of its peers' also live in majority-minority neighborhoods. Its heavy use of government-backed loans, which suit buyers of cheaper homes, may account for some of this.
Its biggest market share is not in Illinois but in Salisbury, Maryland, which it entered in 2024. Its share there rose from 0.4% to 1.7%, placing it 13th of 205 lenders. It also gained ground in El Paso, Texas, and took 0.7% of Columbus, Indiana, in its first year there. In Chicago, near its base, it ranks 196 of 902.
