Our analysis, 2025
Siwell is a small non-bank home-purchase lender that leans on government-backed loans and doubled its count in 2025, though it lends far less than it did in 2020.
It made 63 loans, up 110% from 30 in 2024, while similar lenders (independent non-bank lenders making between half and twice as many loans) made 4% fewer. The rebound is small beside its past: in 2020 it made 555 loans.
Home purchases made up 76.2% of its lending. Loans insured by the Federal Housing Administration (FHA) were 28.6% of the total, against 7.4% at the typical peer. Loans guaranteed by the Department of Veterans Affairs and the Department of Agriculture's Rural Housing Service added 6.3% and 7.9%; the typical peer made none of either. Conventional loans were only 57.1%.
Its largest market is Lubbock, where its share rose to 0.3% from 0.1% and it ranked 44 of 341 lenders. Texas Tech Federal Credit Union and Alliance Credit Union lead there. It lends in eight states, with Ohio its main one. With 63 loans, its shares by borrower income and neighborhood are too small to read much into.
