Servis One is a refinance lender: 96.6% of its 233 loans in 2025 replaced an existing mortgage, spread thinly across 37 states.
Purchases were only 3.4% of its loans. Its lending was scattered across 119 metros, and it is small everywhere: in Chicago, its largest market, it ranked 521st of 902 lenders. Similar lenders are independent non-bank lenders making between half and twice as many loans.
In 2024, 89.8% of its loans were guaranteed by the Department of Veterans Affairs (VA). In 2025 the VA share fell to 33.5%, though that is still higher than at almost all similar lenders, where 4.0% is typical. Conventional loans rose from 8.4% to 48.5%, and loans insured by the Federal Housing Administration from 1.9% to 18.0%.

Its typical loan was $245,000, against $325,000 at similar lenders. Its typical rate, 6.25%, was lower than at almost nine in ten of them, where 6.50% was typical. Low- and moderate-income borrowers took 24.5% of its loans, close to the 22.4% at its peers.
