Province Mortgage Associates, a Rhode Island lender to home buyers, grew faster than most similar lenders in 2025 and inched up its share of its home market.
Its loans rose 13%, to 494. Similar lenders (independent non-bank lenders making between half and twice as many loans) grew 2%, and the whole market 10%. In Providence-Warwick, where it has lent since 2015, its share rose to 1.0% from 0.9%, ranking it 30 of 475 lenders.
Purchases made up 88.9% of its loans. Loans insured by the Federal Housing Administration (FHA) were 28.5%, against 20.2% at similar lenders, and up from 22.0% five years before.
It made 26.1% of its loans in low- and moderate-income (LMI) neighborhoods, against 18.5% at similar lenders, more than about eight in ten of them. Five years before the share was 16.7%. LMI borrowers took 28.9% of its loans, against 24.7%.
Its typical loan was $385,000, against $325,000 at similar lenders and $255,000 five years before. Jumbo loans (larger than the conforming limit) stayed rare, at 0.2%, so the rise comes from ordinary loans growing larger.
