Pilgrim Mortgage, a San Antonio lender, grew by almost a third in 2025 and makes far more loans to veterans than its peers do.
Its loans rose 31% in 2025, to 1,206. Similar lenders, meaning independent non-bank lenders making between half and twice as many loans, grew 3%, and the whole market 10%. More than four in five of its peers grew more slowly. It remains below its 2021 peak of 1,453 loans.
Loans guaranteed by the Department of Veterans Affairs (VA) made up 17.2% of its business, against 6.3% at a typical similar lender. That share was higher than at more than nine in ten of its peers. Conventional loans, at 57.9%, were correspondingly less common than the 67.6% of its peers.
At home it ranks 24 of 669 lenders, and its share edged up to 1.0% from 0.9%. In Austin its share rose to 0.5% from 0.1%. In 2025 it also began lending in Kansas City, Jefferson City and rural Missouri. College Station is the exception: it ranks 9 of 377 there, but its share slipped to 2.6% from 3.0%, perhaps because its growth went elsewhere or rivals there grew faster.
On first-lien applications for owner-occupied homes, it turned down 1.6% of purchase applications, against 3.4% at its peers, and 2.3% of refinance applications, against 6.0%. Both rates were lower than at four in five similar lenders.
