Pacific Home Loans is a small Hawaii lender of large conventional loans, mostly to home buyers, and makes far fewer of them than it did in 2021.
Every loan it made in 2025 was conventional, with no backing from a federal agency. Its typical loan was $640,000, against $390,000 at similar lenders (non-bank or government lenders making between half and twice as many loans). That is higher than about three-quarters of them. Purchases were 73.8% of its lending.
It made 42 loans in 2025, down 22% from 54. Similar lenders fell 6% and the whole market grew 10%. It made 212 loans in 2021 and 118 in 2020, its first year of reporting. On so few loans, a handful more or fewer moves the count a long way.
Kahului-Wailuku is its largest market. Its share there slipped from 2.0% to 1.3%, leaving it 21 of 154 lenders, behind American Savings Bank, Guaranteed Rate and United Wholesale Mortgage. With so few loans, a few more or fewer can move its share that far. It also lends in non-metro Hawaii and, in small numbers, in Nevada and Washington.
Of its loans, 54.8% went to majority-minority neighborhoods, against 25.4% for similar lenders, which may reflect where it lends. Only 2.4% went to low- and moderate-income borrowers, against 27.3% at similar lenders. Its large typical loan may be part of the reason, but on 42 loans the figure rests on very few borrowers.
