Oaktree Funding makes large conventional loans in 43 states, and in 2025 its lending grew far faster than at the typical similar lender.
Its originations rose 18% to 1,327. The typical similar lender, an independent non-bank lender making between half and twice as many loans, grew by 3%, and the whole market by 10%. It made more loans than in any year since 2018, after falling to 689 in 2023. In 2025 it also began lending in Urban Honolulu, Kahului-Wailuku and Portland-South Portland, ME.
Almost all its loans, 98.7%, carry no government guarantee, against 66.8% at similar lenders. Jumbo loans, those larger than the conforming limit, make up 17.8% of its lending; at peers the figure is 1.1%. Its typical loan is $405,000, against $315,000. Refinances account for 63.5% of what it lends.
Only 4.5% of its borrowers have low or moderate incomes (LMI), against 28.2% at similar lenders, a share among the lowest of its peers. Its larger loans, jumbo lending among them, may draw borrowers who earn more, and it lends most in California. Its neighborhoods tell a different story. It makes 21.8% of its loans in LMI tracts and 39.6% in majority-minority tracts, both above peers' 18.8% and 27.6%.
