Investmark Mortgage, a non-bank lender based in Addison, Texas, makes nothing but home-purchase loans, and most of them go to homes in poorer and majority-minority neighborhoods.
Every loan it made in 2025 was a conventional loan to buy a home. Its typical loan was $165,000, the same as in 2024. Similar lenders, non-bank lenders making between half and twice as many loans, typically lent $365,000, and more than nine in ten of them made bigger loans.
Some 55.6% of its loans were in low- and moderate-income (LMI) neighborhoods, against 18.2% for similar lenders; 61.5% were in majority-minority neighborhoods, against 31.7%. Both are higher than at more than nine in ten similar lenders. Its borrowers themselves were less often LMI: 18.6%, against 24.1%. That fits a lender financing modest homes in poorer areas for buyers of middle income, though the data cannot say so directly.
It made 193 loans, 16% fewer than in 2024, while similar lenders grew 8% and the whole market 10%. At its size a swing of a few dozen loans makes a large change, so one year's fall may say little. Its record is patchy: it filed no report for 2020, and none appears for 2021 to 2023. In 2025 it lent for the first time around Chattanooga and in rural Georgia and South Carolina, though its share of every market is tiny.
