HomeWay Mortgage, a small lender to home buyers around Houston, made 32 loans in 2025, a sixth of the 183 it made in 2020.
Its lending peaked at 183 loans in 2020 and 177 in 2021, then fell every year: to 77 in 2022, 41 in 2023 and 32 in 2025. The latest drop, 9%, came while similar lenders (independent non-bank lenders making between half and twice as many loans) grew 7% and the whole market 10%. Its figures do not say why it shrank.
Home purchases made up 84.4% of its loans and refinancing the rest. Most were conventional loans, with no government backing. With 32 loans a year, a couple of loans either way moves any of its shares by several points, so its borrower mix says little.
Its typical loan was $290,000, against $240,000 at the typical similar lender, larger than about two-thirds of them. Its typical rate, 6.56%, was close to the 6.60% of its peers.
All its lending is in Texas, across eight counties. In Houston, its largest market, it ranked 365 of 929 lenders, a share too small to register. United Wholesale Mortgage led that market with $4.06B. It has reported since 2015.
