Hartford Funding, a New York lender working in 24 states, grew its lending by 13% in 2025 while similar lenders stood almost still.
Its loans rose from 476 to 539, against growth of 1% at similar lenders (independent non-bank lenders making between half and twice as many loans) and 10% for the whole market. That was faster than about seven in ten of them. Its volume has swung widely, from 167 loans in 2019 to 727 in 2021 and 311 in 2023.
Its typical loan was $465,000, against $325,000 at similar lenders, larger than about four in five of them. Conventional loans made up 80.5% of its lending, against 67.4%. Refinancing accounted for 37.7% of its loans, purchases for 62.2%.

Yet only 17.0% of its borrowers had low or moderate incomes, against 24.7%, lower than about seven in ten. Its larger loans are one possible reason: they tend to go to borrowers with higher incomes.
In Cape Coral-Fort Myers, FL, its share rose from 0.0% to 0.2%, and it now ranks 112 of 798 lenders. In 2025 it made its first loans in non-metro Delaware, non-metro New Hampshire and Augusta-Richmond County, GA-SC. In the New York metro it ranks 129 of 802.
