Grace Home Lending, a Houston non-bank lender that first reported in 2024, finances almost nothing but home purchases, and in 2025 it grew its loans by 39% while starting to lend in four Florida metros.
Purchases made up 99.6% of its loans. It made 673 loans in 2025, up from 483, a rise of 39%. Similar lenders, non-bank lenders making between half and twice as many loans, grew by 17%, and the whole market by 10%. That put its growth above about four in five of its peers.
Houston-Pasadena-The Woodlands is its largest market, where it ranks 42 of 929 lenders with a steady 0.5% share. In 2025 it entered Jacksonville, Tampa-St. Petersburg-Clearwater, North Port-Bradenton-Sarasota and Orlando-Kissimmee-Sanford, so far with tiny shares.
Its typical rate was 5.49%, against 6.62% at its peers, lower than at nearly all of them. None of its loans was higher-priced (a rate well above the average for similar loans), against 2.5% at its peers. The data do not say why its rates sit so far below its rivals'.
Only 5.5% of its borrowers had low or moderate incomes, against 21.4% at its peers. Its typical loan, $375,000, is larger than its peers' $325,000, which may mean it serves buyers of pricier homes. Yet 48.4% of its loans were in majority-minority neighborhoods, more than the 40.5% typical of its peers.
