First Continental Mortgage, a Houston non-bank, bought 5,121 loans from other lenders in 2025 but made only 345 of its own, fewer than half as many as the year before.
It bought many times more loans than it made, more than almost all similar lenders. Similar lenders, independent non-bank lenders making between half and twice as many loans, typically bought none. This is not new: it bought 4,432 loans five years before.
Loans insured by the Federal Housing Administration (FHA) made up 45.5% of what it made, against 17.4% at similar lenders. Loans guaranteed by the Department of Veterans Affairs (VA) made up 33.6%, against 4.2%, more than at almost all of them. Five years before, 71.0% of its loans were conventional. Purchases were 80.6% of its lending, and its typical rate, 5.88%, was lower than at about nine in ten similar lenders.
Its own lending swings wildly. It made 961 loans in 2020, 132 in 2022 and 795 in 2024, then fell 57% in 2025 while similar lenders grew 2%. The figures do not say what drives such large swings.
Killeen-Temple, where it has lent since 2001, is its largest market. It ranks 25th of 394 lenders there, behind Fairway Independent Mortgage and DHI Mortgage Company, and its share fell from 1.3% to 0.9%. In Savannah it fell from 0.8% to 0.5%. Both could follow from the steep fall in its own lending.
