Fidelity Direct Mortgage, a Maryland non-bank lender, lends heavily to poorer borrowers and neighborhoods, and its volume is recovering: 897 loans in 2025, up from 786.
Its originations rose 14%. Similar lenders, independent non-bank lenders making between half and twice as many loans, grew 2% at the middle of the group, and the whole market grew 10%. It grew faster than about seven in ten of them. It made 1,523 loans in 2021 and 624 in 2023, so it remains well short of its peak.
Purchases were 78.0% of its loans. Loans insured by the Federal Housing Administration (FHA) made up 34.4%, against 21.7% for similar lenders, a higher share than about three in four of them. That share has climbed from 18.7% five years earlier.
Borrowers with low or moderate incomes (LMI) took 45.9% of its loans, against 26.7% for similar lenders, a higher share than more than nine in ten of them. LMI neighborhoods received 31.1%, against 18.1%. Some 51.5% went to majority-minority neighborhoods, against 25.0%.
In Baltimore it ranked 53 of 592 lenders, with a steady 0.4% share; Rocket Mortgage led. In Lynchburg it ranked 48 of 329, and its share rose from 0.2% to 0.4%. In 2025 it entered Fayetteville and Jacksonville in North Carolina, and Tallahassee.
