Equity Resources, an Ohio mortgage company, makes smaller loans to more lower-income borrowers than similar lenders, and Toledo is where it ranks highest.
Its typical loan was $245,000, against $315,000 at similar lenders, independent non-bank lenders making between half and twice as many loans. That is lower than at about five in six of them. So although its 2,917 loans put it near the middle by count, its $785.7 million puts it below most by value.
Of its borrowers, 35.9% had low or moderate incomes, against 28.5% at similar lenders, a higher share than at about three in four. That share was 30.2% in 2020. Loans insured by the Federal Housing Administration (FHA) rose to 18.5% from 7.6% over the same years, still below peers' 23.4%.
In Toledo it ranks 10 of 334 lenders, and its share rose to 2.4% from 2.2%; The Huntington National Bank leads. In Columbus and Pittsburgh, its two largest markets, its share slipped by 0.1 points, to 0.7% and 0.8%. Moves that small can be ordinary year-to-year swings. It has lent in all three since 2000.
Its loans rose 11%, close to similar lenders' 12% and the whole market's 10%. That leaves it far below the 13,113 loans it made in 2020; the low point was 2,514 in 2023.
