Emporium TPO, a non-bank lender that first reported in 2024, is already national: in its second year it made 2,966 conventional loans across 45 states, most of them refinancings.
Refinancing made up 62.1% of its loans and purchases the rest. Every loan was conventional, with no government guarantee. Its typical loan, $335,000, was a little above the $285,000 of similar lenders, those of the same type making between half and twice as many loans.
Its loans rose 17% in 2025, from 2,544. That was faster than the whole market's 10% but slower than its peers' 28%. It lent $1.46 billion, more than most of them.
Higher-priced loans, those with a rate well above the average for similar loans, made up 20.2% of its lending, against 21.8% for its peers. Its typical rate, 7.25%, was lower than at nine in ten of them. Its own higher-priced share rose from 16.6% the year before.
New York is its main state, and it ranked 59 of 802 lenders in the New York market. It also lent in 205 metros. In San Diego its share held at 0.2%. Of its loans, 55.3% went to majority-minority neighborhoods, against 48.3% for its peers.
