Embrace Home Loans is a national purchase lender a quarter the size it was in 2020, and in 2025 it shrank again while most of its rivals grew.
It made 4,493 loans in 2025, 5% fewer than the year before. Similar lenders, independent non-bank lenders making between half and twice as many loans, grew by 11%, and the whole market by 10%; about nine in ten of them grew faster. The longer fall is steeper: 18,099 loans in 2020 and 9,249 in 2022.
Purchases made up 86.0% of its loans. Its typical loan, $385,000, was larger than at nearly four in five similar lenders, whose typical loan was $315,000. Jumbo loans, those above the conforming limit, were 3.2% of its lending against 1.1% for peers. Its typical rate, 6.50%, was a little lower than theirs.
Maryland is its biggest state, but it lends in 38 states. It ranked 16 of 573 lenders around Palm Bay and Melbourne in Florida, where its share rose from 1.1% to 1.4%. Around Baltimore its share slipped from 0.7% to 0.5%, a fall that may simply follow its smaller volume overall rather than a retreat from the city.
Loans guaranteed by the Department of Veterans Affairs (VA) were 9.6% of its lending, against 7.3% for peers. Its lending to low- and moderate-income borrowers, at 27.8%, was close to the peer figure of 28.2%.
