Direct Lending Partners is a small non-bank lender whose reported loan amounts are far larger than home loans usually are, and whose lending has shrunk each year since 2022.
The amounts it reports run to millions of dollars a loan, far above those of ordinary home loans. They may be business loans secured on homes, or they may be mistyped. Until that is settled, its dollar totals and market shares are best left aside.
It first reported in 2021, with 357 loans, and made 703 in 2022. Since then lending has dropped to 72 in 2023, 34 in 2024 and 20 in 2025. That 2025 fall of 41% compares with a fall of 6% at similar lenders, meaning lenders of the same type making between half and twice as many loans. The whole market grew 10%. The fall may reflect a choice to make fewer, larger loans rather than lost customers; the figures cannot say which.
With 20 loans, its shares of lending to particular borrowers, neighborhoods or loan types say little. Every loan was conventional, with none backed by a government agency, and none financed a manufactured home. Its lending reached three states, with Texas the main one.
