Countryplace Mortgage is a manufactured-home lender: 98.3% of its loans are on manufactured homes, and its lending fell by 41% in 2025 while similar lenders grew.
It made 301 loans in 2025, down from 513 in 2024 and 1,198 in 2022. Similar lenders, independent non-banks making between half and twice as many loans, grew by 4%, and the whole market by 10%. Its fall was steeper than at all but about one in twenty of them.
Purchases make up 97.3% of its lending, and almost all of it finances manufactured homes, which similar lenders hardly touch. That may explain its small loans: $155,000 typically, against $325,000 for the group. Nearly a quarter of its loans, 22.9%, are insured by the Federal Housing Administration (FHA).
Of its loans, 67.1% were higher-priced, meaning at a rate well above the average for similar loans, against 1.4% at similar lenders; its typical rate was 8.29%, against 6.50%. It turned down 85.7% of decided home-purchase applications, against 3.2%. Manufactured-home loans are commonly priced higher and declined more often than loans on site-built houses, which could account for most of both gaps.
Low- and moderate-income (LMI) borrowers took 32.2% of its loans, against 21.5% at similar lenders. LMI neighborhoods took 25.2%, a higher share than at about four in five of them. Cheaper homes may draw buyers with lower incomes.
