Cornerstone Mortgage Providers, a Houston lender that makes almost nothing but home-purchase loans, grew by a third in 2025 while similar lenders stood still.
It made 218 loans, up 32% from 165, faster than at about four in five similar lenders, whose typical count was unchanged; the whole market grew 10%. Similar lenders here are independent non-bank lenders making between half and twice as many loans. It first reported in 2023, with 201 loans, and added San Antonio-New Braunfels in 2025.
Purchases were 99.5% of its lending. Its typical loan was $455,000, against $320,000 at similar lenders, larger than at about four in five of them. Loans insured by the Federal Housing Administration (FHA) rose to 19.3% from 9.7%, close to peers' 16.9%.
It made 81.2% of its loans in majority-minority neighborhoods, against 21.4% at similar lenders. Yet only 4.2% went to low- and moderate-income (LMI) neighborhoods and 2.3% to LMI borrowers, among the lowest in its group. One possibility is loan size: buyers taking loans as large as its typical one may less often be on low or moderate incomes.
In Houston-Pasadena-The Woodlands it ranked 100 of 929 lenders, with 0.2% of lending, unchanged from 2024. United Wholesale Mortgage led that market, ahead of Rocket Mortgage.
