Compass Mortgage, an independent mortgage lender in Winfield, Illinois, that lends mostly to home buyers, grew by 36% in 2025, faster than most similar lenders, though it makes about a quarter as many loans as in its 2020 and 2021 peak.
Its loans rose to 1,796 from 1,316. Similar lenders, independent non-bank lenders making between half and twice as many loans, grew by 6%, and the whole market by 10%. Only about one in six peers grew faster. The rebound follows three years of decline from a peak of 7,351 loans in 2021.
Purchases made up 79.2% of its loans and refinances the rest. Conventional loans were 78.1%, more than at about seven in ten peers, while loans insured by the Federal Housing Administration (FHA) were 17.6%, against 22.5% for peers. Its typical loan, $295,000, is a little smaller than peers' $315,000. It turned down 2.4% of purchase applications, against 3.8% at similar lenders.
It lent in 107 metros across 25 states. Chicago is its biggest market, where it ranks 34 of 902. Its largest share is in Des Moines, where it rose to 0.8% from 0.3% and it ranks 29 of 396. Elsewhere its shares are small, and in 2025 it began lending in new places such as Yakima and San Luis Obispo.
Some 17.2% of its loans went to low- and moderate-income (LMI) neighborhoods, against 19.1% for peers, and 14.2% to majority-minority neighborhoods, against 25.3%. Its share of LMI borrowers, 30.3%, is close to peers'. The gap may reflect the neighborhoods of the markets it serves rather than whom it lends to.
