Community Banc Mortgage is a rural home-buying lender that leans on Department of Agriculture loan guarantees far more than its peers, and its lending kept shrinking in 2025.
Some 22.1% of its loans were guaranteed by the Department of Agriculture's Rural Housing Service (RHS), the highest share among similar lenders, whose middle was 0.8%. Those peers are bank-owned non-banks making between a quarter and four times as many loans. Most of its loans, 87.1%, financed a purchase. It lends in 89 counties across eight states, most of all in non-metro Illinois, where it ranks 29th of 572 lenders.
Its typical loan, $125,000, was the smallest among similar lenders, whose middle was $275,000. Some 45.7% of its loans went to low- and moderate-income borrowers, against 25.9% at peers. Fewer went to poorer neighborhoods, 11.0% against 17.0%, and none to majority-minority tracts; that may reflect the small-town and rural counties it serves.
Its loans fell 16% to 317, while similar lenders grew 3% and the whole market 10%. It made 1,827 loans in 2020 and 1,523 in 2021; the count has fallen every year since. Its typical rate rose from 2.92% in 2020 to 6.50%, which may have cut demand from refinancers and buyers alike.
In 2025 it first lent in Lexington-Fayette, Cedar Rapids and non-metro Alabama. In Davenport-Moline-Rock Island its share rose from 0.1% to 0.2%, placing it 69th of 288 lenders behind GreenState Credit Union and others.
