CLM Mortgage, a Houston non-bank, lends almost only to home buyers, and it grew 40% in 2025 as it pushed from Texas into Oregon, Washington and Nevada.
Home purchases made up 99.7% of its 3,686 loans. Refinancing barely registers. Loans guaranteed by the Department of Veterans Affairs (VA) took 14.3%, about double the share at the typical similar lender, meaning independent non-banks making between half and twice as many loans.
Its originations rose 40%, against 10% for the typical peer and the whole market. Much of the gain came far from Houston. In Portland-Vancouver-Hillsboro its share rose to 1.0% from 0.2%, and in Las Vegas to 0.7% from 0.2%. In 2025 it entered Seattle, Salem and Longview-Kelso. In Houston, where United Wholesale Mortgage leads, its share slipped to 0.6% from 0.7%.
Its typical rate was 5.62%, lower than at nearly all peers, where the middle was 6.62%. Only 0.1% of its loans were higher-priced, meaning a rate well above the average for similar loans. It turned down 0.9% of home-purchase applications, against 4.1% at the typical peer.
Its typical loan was $435,000, against $315,000 at peers. Low- and moderate-income borrowers took 12.7% of its loans, under half the peer share of 28.2%, and low- and moderate-income neighborhoods 10.7%. Its larger loans and a business built on purchases are plausible reasons. It lent more in majority-minority neighborhoods, 39.7%, than about four in five peers.
