Castle & Cooke Mortgage is a home-purchase lender with a heavy book of government-backed loans, and it is still shrinking: its loans fell 24% in 2025 while similar lenders grew.
It made 904 loans in 2025, down from 1,188 in 2024 and 6,724 in 2020. Similar lenders, here other independent non-bank lenders making between half and twice as many loans, grew by 2%, and the whole market by 10%. Its fall was steeper than about nine in ten of them. The numbers do not say why.
Purchases made up 78.5% of its loans. Loans insured by the Federal Housing Administration (FHA) were 27.0% of the total, against 21.5% at similar lenders. Loans guaranteed by the Department of Agriculture's Rural Housing Service (RHS) were 4.2%, against 0.2%, a higher share than about nine in ten peers.
Its typical loan was $250,000, against $325,000 at similar lenders. Low- and moderate-income (LMI) borrowers took 34.7% of its loans, against 26.8%, more than at about three in four peers. Both fit a book weighted toward FHA and rural lending, which may serve buyers with smaller budgets.
It lent in 28 states and 72 metros. Its strongest position is in non-metro Nebraska, its main state, where it ranked 22 of 341 lenders. In Boise City it ranked 65 of 409 and lifted its share to 0.3% from 0.2%. It entered Springfield, MO and Decatur, IL in 2025, even as its total lending fell.
