Carolina One Mortgage, a Charleston home-purchase lender tied to a holding company, makes an unusually large share of its loans to veterans and ranks 16 of 617 lenders in its home market.
Loans guaranteed by the Department of Veterans Affairs (VA) made up 19.7% of its lending, close to four times the 5.1% at similar lenders, meaning non-bank affiliates of holding companies making between a quarter and four times as many loans. Loans insured by the Federal Housing Administration (FHA) added 16.4%. Purchases were 87.7% of its loans.
Its loans rose 7%, to 610, while similar lenders fell 13%. That still leaves it well below the 1,559 loans it made in 2020.
It has lent in Charleston since 2015 and ranks 16 of 617 lenders there, behind Wells Fargo Bank, United Wholesale Mortgage and Rocket Mortgage. Its share fell from 1.7% to 1.4%. Because its own lending grew, the fall may reflect rivals growing faster rather than a retreat. Its share in Augusta also slipped, from 0.6% to 0.4%.
Low- and moderate-income neighborhoods received 22.1% of its loans, against 18.0% at similar lenders, up from 10.3% in 2020. Its share of applications for home purchases turned down, 1.8%, was lower than at three in four similar lenders.
