Our analysis, 2025
Brokaw Credit Union, a Wisconsin credit union that has lent around Wausau since 1991, made 24 home loans in 2025, down from 104 in 2020.
Its loans fell 38% in 2025, from 39, while similar lenders (credit unions making between half and twice as many loans) fell 5%. It made 96 loans in 2021 and 31 in 2022, and has stayed well below its 2020 level since.
Refinances were 41.7% of its loans, home improvement 37.5% and other purposes 20.8%. It made no purchase loans, and every loan was conventional. On 24 loans the split can swing a good deal from one year to the next, but the absence of purchase lending marks it as a lender to existing owners.
In 2020 its typical rate was 3.13%; in 2025 it was 7.25%. For a lender that does much of its business in refinancing, higher rates leave fewer borrowers with a reason to refinance, which may account for much of the drop. The figures do not show what else changed.
Wausau is its largest market. It ranked 53 of 196 lenders there, a market led by Covantage Credit Union. Its share fell to 0.2% from 0.4%, in line with its lower volume. On 24 loans, its shares of lending to poorer borrowers and neighborhoods are too small to read much into.
Similar lenders: same lender type, originations between half and twice the lender's in the data year. Written from the 2025 HMDA data and checked figure by figure against it.
