Belem Servicing is a home-purchase lender based in St. George, Utah, where it ranks fourth of 261 lenders, and its loans rose 22% in 2025 against 1% for similar lenders.
Belem Servicing is an independent non-bank lender. Home purchases made up 80.3% of its 2025 loans and refinances 19.0%. About three-quarters were conventional; most of the rest were insured by the Federal Housing Administration (FHA), at 18.3%, close to similar lenders' share.
It made 679 loans in 2025, up from 557, faster than more than four in five similar lenders (independent non-bank lenders making between half and twice as many loans). The whole market grew 10%. It remains well below its peak of 1,141 loans in 2020, after falling to 392 in 2023. Its book has changed too: in 2020 a third of its loans were guaranteed by the Department of Veterans Affairs (VA), against 5.6% now.
St. George is its largest market. Its share there rose from 3.6% to 4.0%, behind Guild Mortgage Company, United Wholesale Mortgage and Zions Bancorporation. Elsewhere it is a minor player across 21 states, ranking 213 of 937 in Miami and 16 of 211 in Idaho Falls.
It turned down 1.0% of decided refinance applications, against 6.3% at similar lenders, lower than more than nine in ten of them. Its purchase denial rate, 2.8%, was close to peers' 3.0%.
