Bay Capital Mortgage, an Annapolis home-purchase lender, makes far more loans to veterans than similar lenders do, but its lending shrank in 2025.
Loans guaranteed by the Department of Veterans Affairs (VA) made up 14.3% of its lending, against 5.7% at similar lenders, independent non-bank lenders making between half and twice as many loans. That is higher than at nearly nine in ten of them. Loans guaranteed by the Department of Agriculture's Rural Housing Service (RHS) took 2.8%, against 0.2%. Home purchases were 86.8% of its loans.
Its loans fell 14% to 722, while similar lenders grew 2% and the whole market 10%. Only about one in seven similar lenders shrank faster. Its mix barely moved, with conventional loans at 64.0% against 66.0% a year earlier, so the fall was not the loss of one product. The data do not show its cause.
It does best away from the big cities. In Lexington Park, MD it ranked 13 of 291 lenders with 1.7% of lending, down from 2.0%; First Home Mortgage led. In Gettysburg, PA its share rose to 2.1% from 1.5% and it ranked 9 of 228. In Baltimore-Columbia-Towson, MD it slipped to 0.6% from 0.8%. Those falls may simply reflect its smaller lending overall.
Borrowers of low and moderate income took 30.0% of its loans, against 25.3% at similar lenders, a higher share than at more than half of them.
